Planning

Laytons have many years’ experience in dealing with planning matters.  Whilst much of our work is for developers, we also act for landowners and other parties involved in the planning process.  We also provide services for such clients in relation to highways and commons and village green registration matters.

We appreciate the financial requirements of the development sector, and the concerns of other interested parties, such as land owners and registered social landlords, which have to be taken into account when negotiating with the relevant authorities.  We also appreciate the problems that the authorities face, having to balance the increasing demands of Central Government policy with the problems caused by a lack of resources.

Presenting a planning application or fighting an appeal often involves working with a professional team providing evidence and advice to the applicant.  We are used to working together with and co-ordinating the efforts of such teams to maximise the chances of a successful outcome.

We provide the following services:-

1. Planning Agreements

Negotiation of agreements under Section 106 of the Town & Country Planning Act 1999, Section 278 of the Highways Act 1990 and other similar legislation where required to enable planning permission to be issued.

2. Public Inquiries and Appeals

We are associate member of the Home Builders Federation (HBF) and co-sponsors of the Guildford Property Club.  We provide regular publications with information of interest to developers and landowners.
